When AI adds risk instead of managing it

Risk is a defining feature of CRE, but as AI takes on more of the industry's most consequential work — valuations, underwriting, portfolio decisions — it may be introducing more risk than it manages. I understand the pressure to adopt it. Every week, I talk to CRE leaders whose boards and investors are demanding operational efficiencies. And FOMO is real. Everyone has a competitor claiming massive productivity gains. But most AI tools being sold to this industry are built to give fast answers to general questions, and CRE doesn’t run on general questions. One-size-fits-all AI doesn’t fit anyone.

The key question facing CRE leaders adopting AI: do you want a quick answer — or do you want a decision you can defend?

In AI, speed is table stakes - defensibility is the differentiator

When most people think about AI, they think efficiency. How quickly can I get an answer? How much time will AI save me? But for AI vendors, speed is table stakes; that’s the minimum that software should do. A much stronger way to evaluate the value of AI is effectiveness, and in CRE, an effective answer is one you can defend in front of a board, an auditor, or an investment committee.

This is why general-purpose AI is not enough. CRE needs intelligence built around the way this industry actually works.

Disconnected data and work make AI harder to defend

CRE has never struggled to produce information. The challenge has always been turning it into decisions stakeholders can trust - and that depends on the data and technology those decisions are built on. Too often, both are spread across different systems, so the data and the work are disconnected. When you layer general-purpose AI on top of those disconnected systems, it inherits the fundamental weakness that disconnection causes. Ask the same CRE question in the wrong environment, and you may get several different answers that look polished and sound plausible. But a polished answer is not the same as a reliable one. And plausible is not enough when capital is on the line.

Take something as routine as a rent roll. It arrives as a PDF, gets retyped into a spreadsheet, then re-keyed into a valuation model. Every handoff is a chance for error, and versions drift along the way. General-purpose AI layered on top works from those same disconnected copies, without the models and calculation engine your numbers depend on. So when someone asks where a number came from or how you arrived at it, with hundreds of millions in capital riding on the answer, it's hard to say.

Context changes everything: The ARGUS Intelligence Platform

Context is the connection between the data and the work that shows what's really driving a number. Traceability lets you show where that number came from and how you arrived at it. Together, they turn information into decisions you can stand by, and they're what separate a fast answer from one you can defend.

The ARGUS Intelligence Platform was built to provide that context and traceability, and it changes everything. For years, our own products lived in separate systems. Bringing them together into one platform, and embedding our AI into it, is how we solve the disconnection our clients face. The platform connects your team, your data, and your work across every stage of CRE, so everyone works from the same information and assumptions - it serves as a single source of truth.

The goal is simple: data you can trust, analysis you can defend, and decisions that endure.

ARGUS Assist - Designed to help you make decisions that matter.

Our clients rely on us for some of the most consequential decisions they make, and we take that responsibility seriously. Our top priority in building ARGUS Assist, our agentic AI layer, was not just to help clients get to an answer faster. It was to help them make decisions that matter. We took a structured and methodical approach, starting from what makes an answer defensible - whether the business can stand behind it. We embedded it directly inside the ARGUS Intelligence Platform, the environment our clients already work in and trust, with no separate AI destination. And we built it on the ARGUS calculation engine, which remains the source of computed values, so the answers are grounded in the numbers you already trust.

Embedding ARGUS Assist in the platform also means all its AI processing happens inside the secure, governed ARGUS environment, using only your data and validated models. It doesn’t generate answers from public data, general knowledge bases, or external sources, and it doesn’t create novel models. Every answer can be traced back to your data, models, and methodology. That’s much harder to do with a general-purpose AI tool operating outside the platform.

And because ARGUS Assist is built on our engines, it's deterministic: you get the same answer every time. When you change an assumption, it re-runs the valuation and shows you a before-and-after comparison, so you can interrogate its answers, change them, or override them.

In addition, Altus holds ISO 27001 certification across the platform and ISO 42001 certification for AI governance. Your data, and the decisions you make with it, stay protected.

A single source of truth that works across your entire firm

A single source of truth only matters if it works across your entire organization. That's what turns clean data into a shared basis for decision-making. With ARGUS Assist, asset managers, acquisition teams, portfolio managers, and even the chief investment or chief technology officer can all work from the same clean data, on the same platform, regardless of whether they are ARGUS experts.

Speed matters. Defensibility matters more.

I firmly believe that as AI scales across CRE, confidence becomes the standard that separates AI that helps, from AI that creates new risk. And confidence means outputs that can be trusted, explained, and defended. Speed still matters - CRE leaders need to move fast. But speed only matters when the decision is grounded. With the ARGUS Intelligence Platform and ARGUS Assist, back-and-forth that used to take days now happens in a single conversation. And defensibility comes from building ARGUS Assist on decades of trusted, purpose-built CRE infrastructure, which gives every answer its context and makes every number traceable.

AI is everywhere, giving you polished, plausible answers, fast. Only ARGUS Assist gives you answers you can defend.
