Key highlights:

  • The Data Studio and ARGUS Workbook integration brings verified Canadian comparable sales data directly into underwriting models

  • Fewer manual transfers help reduce version risk and opportunities for error, giving analysts more time to test assumptions and defend recommendations

  • Local research expertise supports trusted Canadian market intelligence, with access to researchers who understand the markets they cover

  • The integration provides tangible evidence of Altus’s continued investment in Canadian product capabilities and market intelligence

  • Connecting Data Studio to Workbook marks a practical step toward more connected workflows through ARGUS Intelligence

Far too often, Canadian CRE teams are expected to keep pace with the market while digging their way out from under manual workflows that hinge almost entirely on exporting, copy-pasting and rebuilding context across tools.

For acquisition and valuation teams, finding relevant comparable properties is only part of the work. That evidence then needs to make its way into an underwriting model, where it can inform assumptions and support a recommendation. Each manual transfer takes time and creates another opportunity for error or an outdated file to enter the process.

“When you think about the speed at which a lot of these opportunities need to move, every minute counts,” says Jason Lo, General Manager, Software & Data, Canada, at Altus Group.

The connection between Data Studio and ARGUS Workbook addresses that friction directly.

Bringing market evidence into the model

Data Studio provides Canadian market and transaction intelligence by uniting a number of disconnected data sources and supported by a research team that sources and cross-checks the data. ARGUS Workbook supports underwriting and deal analysis in a familiar spreadsheet interface, using the same calculation engine that powers ARGUS.

Before the integration, a client might have Data Studio open on one screen and their model on another, copying information between the two. Now, verified comparable data is brought directly into the active underwriting model, reducing the manual steps between selecting evidence and using it.

For Christina Gratrix, Product Lead, Data Products, at Altus Group, the priority was to put trusted data where clients already needed it.

“We put the data in Workbook because that’s where it’s intuitive to pull it forward,” she says.

That connection gives analysts more time to test assumptions, explore scenarios and prepare for the questions behind an acquisition, underwriting or valuation decision. It also reduces reliance on separately downloaded files, making it easier to use current market evidence.

This fundamentally changes not just the workflow, but the analyst’s confidence in the recommendation. Each assumption has to be defensible and reasonable, and well supported by comparable properties. Bringing that evidence into the model helps analysts prepare to defend their position.

Canadian investment clients can see

The integration reflects what Canadian clients have been asking Altus to deliver: fewer manual steps, more usable market data, and a clearly defined path between research and decision-making.

It is just one visible example of the company’s growth strategy for Canada, which includes continued investment in local product capabilities and market intelligence. Lo sees local accountability as central to that commitment.

“You can’t be in tune with a market, particularly a market like real estate, from abroad,” he says.

Data Studio’s research draws on people working in the markets they cover, with knowledge of the region, city and deal context. That local presence also gives clients access to the people behind the research.

“Anyone seeking deeper insight can contact an Altus researcher local to the deal rather than someone based in another city or country,” adds Lo.

A step toward more connected workflows

The integration also advances Data Studio’s path toward integration with ARGUS Intelligence, The ARGUS Intelligence Platform connects market data, asset-based underwriting, valuation workflows, portfolio analytics and AI-powered insights.
“We’re looking at two things: how to make research and analysis within Data Studio easier, and then how to bring the data from Data Studio into client workflows,” says Gratrix.

Centralizing data and reducing transfers between platforms can help limit opportunities for human error while allowing professionals to redirect their focus on more meaningful aspects of the job, like analysis and oversight.

That workflow focus will continue to shape Altus’ technology investment in Canada. Lo and Gratrix point to planned user interface improvements and expanded geographic coverage as further areas of development, guided by how clients use the data and where they need more support.

For Canadian CRE teams, the Data Studio and ARGUS Workbook integration is an immediate example of that approach: trusted local evidence becoming easier to use in an underwriting decision.

“We’re listening. We’re trying to make your life easier,” says Gratrix. “Keep talking to us, and you’ll keep seeing your feedback incorporated into what we do.”
