    We are excited to announce that the ARGUS EstateMaster Build-to-Rent 7.40 product release is now available to download. This update delivers several important enhancements and features to the ARGUS EstateMaster Development Feasibility (DF) and Development Management (DM) modules, allowing users to determine the viability and performance of Build-to-Rent (BTR) development projects.

    What’s new in this release?



    New BTR inputs 


    New inputs have been introduced to capture additional leasing assumptions and improve the accuracy of forecasting long term BTR projects, such as:

    • Nominating if a tenancy is either terminated, relet or renewed at the end of its initial term

    • For tenancies that are relet, defining a reletting fee, turnover cost, lease up period, a new rental rate and the frequency to repeat the reletting process

    • Setting an investment hold period that dictates how long the asset is leased out for and when a terminal capitalized value is calculated



    New BTR summary report


    Where the objective is to hold / lease an asset upon completion, a new report provides insights into how the distinct development and investment phases of the BTR project are performing



    Expanded time periods


    A development cash flow can now be expanded providing the ability to model a 50-year monthly cash flow forecast for long term BTR projects



    Split refinancing of loans


    A loan can now be refinanced at maturity by 2 different loans on a percentage split basis, ideal when a construction loan needs to be refinanced by multiple investment loans



    Enhanced cash flow reporting


    We have introduced several features that allow greater control of how cash flow data is presented:

    • A ‘Concise View’ option, hiding the detailed financing data and focusing on the key cash flow outputs for each loan

    • New options for reporting ‘Cost to Date’, including a percentage data bar to provide a visual indication of progress and a ‘Previous Cost to Date’ column

    • A new Construction Cost Cash Flow report that can be selected from the print menu



    Construction costs categories


    These have been expanded to allow for up to 20 customisable categories providing a more detailed breakdown of cost reporting and allows costs to adopt different escalation profiles.

    To upgrade your ARGUS EstateMaster software, please follow the automated update prompts when you next run the software or download the latest version by logging into the Client Area. Please be aware that you must be up-to-date with your software maintenance in order to run the latest version of ARGUS EstateMaster.
