Challenge
Kyko Group was considering the acquisition and redevelopment of 99 Elizabeth Street, a 15 storey office block located in the heart of the Sydney CBD.
Originally built in 1969, the Kyko Group team needed to assess if there were any significant defects within the building structure, fabric and building services by completing a thorough pre-purchase technical due diligence assessment.
Upon the successful acquisition, Kyko intended to undertake a major refurbishment project to enhance environmental performance and improve amenities within the building. The refurbishment project involved bringing the building back to ‘frame’, replacing the facade, service amenities including finishes and a net lettable area maximisation to a PCA Grade A Standard.
