    GTA residential land deals cooled in 2025

    This chart displays total dollar volume and transaction count for all residential land transactions over $1M in the GTA.

    In 2025, investment volume fell 24% year-over-year to nearly $2.6 billion, reflecting a more cautious investment climate as stakeholders navigated economic uncertainty and elevated borrowing costs that weighed on project feasibility. Transactions followed suit — 223 deals recorded, down 26% from 301 the prior year.

    Regional breakdown of GTA residential land investment

    This chart displays total dollar volume by region for all residential land transactions over $1M in the GTA.

    Four of the five regions saw year-over-year declines in residential land investment volume in 2025. The City of Toronto was the exception, recording a modest 5% increase, from nearly $866M in 2024 to $912M in 2025. Peel region saw the steepest drop at 59%, followed by Halton, York, and Durham.
