Challenge

The 300 metre high ‘Skytower’ is Brisbane’s tallest residential tower. The 90 storey development comprises of 1,128 residential apartments, as well as podium levels with various retail and commercial spaces, and a roof level infinity pool.

Being a super high rise building, unique challenges had to be considered in the design and cos t planning stages. These included significant window loading issues affecting façade design, unusual wind loadings, intermittent plant and servicing requirements to ensure appropriate electrical, hydraulic and fire systems, roof top recreation an d pool design, high speed lifts, space inefficiency caused by vertical transport requirements, and construction cost risk due to a long construction period.

Solution

Altus Group assisted with setting the initial budget based on indicative design and briefing information, and has been responsible for cost planning the design process to ensure a final cost that reflects the budget. Altus Group’s vast residential portfolio and understanding of high rise buildings has resulted in a stable cost plan, and continuity as the design has developed.

Altus Group has also used elemental analysis skills to provide detailed cost benefit analysis exercises for various cost options, particularly in relation to slab construction and façade alternatives. Market pricing is in line with Altus Group’s cost plan values.
