analysis and projections to clients as an integral part of our real
estate and industry studies, or as a "stand alone" product.
Our strength is the combination of detailed analysis by region and
industry and a thorough understanding of macro-economic forecasting.
Insightful economic analysis and impact studies are often critical
to companies undertaking large investments, and groups trying to
effect positive changes in government policy.
Macro Population Projections
Clayton Research maintains short and long term macro population
projections for Canada, the provinces and large urban centres. The
basis of our projections is a cohort survival model underwritten
by our formal macroeconomic forecast.
Small Area Population Projections
Clayton Research provides small area projections of population
for municipalities, traffic zones, or other small-area geographies.
The basis of these projections is a persons per unit (PPU) model
underwritten by our housing demand forecast. Small area projections
are critical in transportation studies, retail studies and environmental
assessment studies.
Demographic Impact Studies
What impact will the aging population have on house construction,
resale housing markets, consumer goods and appliance sales, mortgage
markets, etc.? How will the school system, educational institutions
and the labour market be impacted by upcoming trends? Clayton Research
has explored these questions using a sophisticated understanding
of demographics and social change.
Economic Policy Impact Studies
Governments have control over economic policy, but policy change
is felt by industry and consumers and can impact local or national
economic development. Clayton Research works with associations,
industry and business improvement areas to help understand the potential
impacts of changes in government economic policy.
Microeconomic modelling
Where should the price of grape juice be set to satisfy both farmers
and wine makers? How is the potential viability of a supermarket
affected by local spending levels? Economists at Clayton Research
have a broad range of experience with microeconomic modelling of
many applications.

Examples of the some demographic and economic analysis assignments
undertaken by Clayton Research are outlined below:
Employment and Population Projections, Greater Toronto Area
This project involved 35-year employment and population projections
for the GTA and its constituent regions, municipalities and traffic
zones. This study was conducted on behalf of a private consortium
involved in a bid for the privatization of Highway 407. Our work
on this project entailed a very detailed analysis of the economic
prospects of the constituent regions and municipalities along with
detailed land-use projections by traffic zone. As part of this analysis,
inventories of vacant development land by use were prepared.
Population Projections for Algoma District and the City of Sault
Ste. Marie
Clayton Research was retained by First Professional Management
Inc. to prepare projections for the 2001-2016 period of population
by age for Algoma District. Projections were prepared for the area
as a whole, and for a number of retail trade areas within. They
were prepared with the Clayton Research cohort survival model, and
were underwritten by a comprehensive review of the economic prospects
and expected demographic changes for the local area. The economic
review involved interviews with most major employers in the area,
and discussions with a number of local officials.
Population Forecasts for South West Brampton
Loblaw Properties retained Clayton Research to prepare forecasts
for the 2001-2021 period of population for a trade area around a
proposed supermarket site. Projections were prepared with the Clayton
Research persons per unit (PPU), which considered household growth
projections.
Housing Market Prospects for the Next Ten Years
Clayton Research was retained by Re/Max Ontario-Atlantic to assess
the impact of demographic and economic trends over the next ten
years on the housing market in several major cities across Canada.
Fair Pricing of Late-Harvest Grape Juice
Clayton Research was retained by the Wine Council of Ontario to
build a microeconomic model of fair pricing of late-harvest grape
juice (used in Ice Wine production). Mr. Norman appeared as an expert
witness before the Ontario Farm Products Marketing Board to present
these findings.
Economic Impact of a Proposed Property Tax Class
Clayton Research was retained by the Bloor-Yorkville BIA to assess
the economic impact to local retailers of a proposed property tax
class for small street-oriented retailers.
